Concrete Tanks
Heavy, rigid shells that need lifting equipment and a properly prepared base. Watch for deteriorated covers, wall damage and leaking seams. Concrete’s weight does not eliminate uplift risk when a tank is emptied in high groundwater.
New installation and replacement require an approved combination of tank storage, treatment equipment and a usable drain field. Deltona projects also need sewer, groundwater and parcel-level nutrient-reduction checks before equipment is selected.
Florida’s matched three-bedroom home of 1,201–2,250 square feet uses 300 gallons per day of design flow and 900 gallons of minimum effective storage. A matched four-bedroom home of 2,251–3,300 square feet uses 400 gallons per day and 1,050 gallons of storage. The approved Deltona design, lot conditions, sewer availability and applicable treatment rules govern the actual system.
Residential tank sizes you may encounter range from roughly 900 to 1,500 gallons, with larger tanks or multiple units for higher-demand properties. A 1,000-gallon tank is a useful example for a smaller home, but it is not Florida’s universal two-bedroom requirement. Confirm the tank’s effective liquid capacity from its approval label and permit record.
| Home example | Design flow | Minimum effective tank capacity |
|---|---|---|
| 2 bedrooms, 751–1,200 sq ft | 200 gallons/day | 900 gallons |
| 3 bedrooms, 1,201–2,250 sq ft | 300 gallons/day | 900 gallons |
| 4 bedrooms, 2,251–3,300 sq ft | 400 gallons/day | 1,050 gallons |
These are minimum storage examples, not final designs. A home with more floor area than its bedroom category allows can require a larger system. The higher resulting flow governs, and treatment equipment may require additional tanks. Deltona installation and regulated replacement need parcel-specific sewer, treatment and permit checks. Confirm whether the Volusia Blue Spring requirements apply.
Heavy, rigid shells that need lifting equipment and a properly prepared base. Watch for deteriorated covers, wall damage and leaking seams. Concrete’s weight does not eliminate uplift risk when a tank is emptied in high groundwater.
Lighter composite shells that resist rust and can be easier to position with limited access. Check fittings and the shell for damage. Support, backfill and any anchoring must follow the approved model’s instructions.
Molded plastic tanks that are also lightweight. Correct burial depth, backfill and groundwater provisions help prevent movement or deformation. A lightweight tank is not automatically suitable for every Deltona property.
Expected service life depends on the selected product, installation conditions and maintenance. The tank shell, drain field, pumps and controls may have different service lives. Review the selected manufacturer’s specifications and warranty.

Determine whether sewer is available and whether the parcel falls within an affected BMAP or Priority Focus Area. A conventional design is not appropriate for every new or replacement project.
Florida uses the greater demand when bedroom and floor-area categories differ. Additions, separate dwellings and commercial activities require their own review; larger storage does not compensate for an undersized field.
The qualified evaluation addresses usable soil, high water levels and available treatment area. Deltona’s lake and closed-basin settings make the proposed field elevation and drainage important.
Submit the signed application, site and floor plans, evaluation, necessary design and fees. Engineering and operating obligations depend on the selected system and permit route.
Identify old parts to remove or retain, new treatment and field components, access, inspection stages and yard restoration. Coordinate any abandonment with its required approval.
An issued construction permit is not final acceptance. Coordinate inspections and corrections; Deltona’s new-home occupancy checklist calls for the septic final or sewer clearance.
Practical answers for Deltona homes and businesses.
No. Check sewer availability and the parcel’s mapped treatment requirements. New systems on qualifying lots of one acre or less in an affected BMAP require approved nitrogen reduction when sewer is unavailable.
No. Treatment is rated by daily flow and performance, while tank gallons describe storage. Select the approved combination specified by the design.
